Commercial asphalt replacement pricing depends on several variables: lot size, existing pavement thickness, subbase condition, required base depth, drainage corrections needed, and site access. We don't publish per-square-foot pricing because a quote generated without a site visit isn't worth the paper it's written on. The fastest path to an accurate number is a free on-site estimate — which we provide at no charge and with no obligation.
New asphalt can be line striped once it has fully cured — sealcoating first is not required. After the 30-day cure period, the lot is ready for striping. Many commercial properties choose to stripe on fresh asphalt immediately after cure, then sealcoat and re-stripe on the normal maintenance schedule from there. We coordinate with trusted striping contractors and can help you plan the full sequence so the project flows smoothly from start to finish.
Milling and overlay is the right choice when the base course is still structurally sound and drainage is adequate — it removes only the failed surface layer and replaces it, at lower cost than full removal. However, it's not the right solution when base failure, drainage problems, or subbase movement are the root cause of the surface deterioration. If the base is compromised, an overlay is a short-term fix that will fail in the same pattern as the original pavement. We'll tell you honestly which approach applies to your property.
