The Clean Surface
Your Sealcoat Deserves
Not every driveway needs a powerwash — but many do. With 25 years of experience, we assess every driveway at the estimate and only recommend what yours actually needs.

What You Need
Not every driveway needs a powerwash before sealcoating. Some surfaces are in great condition and are ready to go. We're not here to upsell services for the sake of it.
When we visit your property for an estimate, part of what we're doing — with 25 years of experience evaluating driveways — is assessing whether your surface has the kind of oily residue or environmental film that would prevent proper sealcoat adhesion.
If we see it, we'll tell you honestly and explain why a powerwash will make a difference for your specific driveway. If we don't, we'll say that too. We don't sell people services they don't need.
The Science Behind It
Why Hot Water & Degreaser
Changes Everything
A garden hose moves dirt around. Cold pressure washing pushes contamination to the edges. For driveways where we've identified oily residue or environmental buildup, our system actually eliminates what's undermining your surface — at the source.
Hot Water Emulsification
Hot water breaks the molecular bond between oil and asphalt — it doesn't push grease around, it dissolves it. Cold water simply cannot achieve this, no matter the pressure.
Professional-Grade Degreaser
Our 100% biodegradable degreaser targets petroleum-based residue invisible to the naked eye — the kind that silently kills sealcoat adhesion from beneath the surface.
Organic Grit Removal
Decomposing leaves, tree sap, pollen, and compacted organic matter build up in asphalt over the seasons. Combined heat and pressure blasts through what cold water leaves behind.
Eco-Friendly Formula
Our degreaser is 100% biodegradable — it breaks down cleanly after doing its job. No worry about runoff affecting your lawn, landscaping, or surrounding environment.
Why Sealcoat Fails
More Driveways Are Affected
Than You'd Think
Between vehicle oil, petroleum road runoff, decomposing leaves, tree sap, and pollen, environmental contamination on driveways has become increasingly common. It creates an invisible barrier between asphalt and sealcoat — and it doesn't matter how good the product is. If the surface isn't truly clean, the sealcoat can't bond. Many homeowners have no idea it's there.
"Think of it like washing a greasy pan that also has baked-on food. Cold water doesn't touch it. Hot water and the right cleaner cuts through both problems at once. That's exactly what we do — on your driveway."

What Proper Prep Looks Like
In Real Life
This is what we see on driveways across the area — and it's exactly why surface preparation matters. The difference between a driveway that bonds and one that peels starts before a single drop of sealcoat is applied.
Correct Adhesion
Surface was properly cleaned with hot water and professional degreaser before application. The sealcoat bonds evenly and completely — protecting the asphalt as intended for years to come.
Poor Adhesion
Oil, petroleum residue, or organic buildup was present on the surface at the time of application. The sealcoat couldn't bond — it peeled, bubbled, and separated, leaving the asphalt exposed.
Our Promise
A Guarantee No One
Else Offers
Most sealcoating companies don't guarantee their work. Not because they don't care — but because they haven't built a system they're confident enough to stand behind. Cronin has.
When our assessment identifies that your driveway needs it, our proprietary prep process is what makes the guarantee possible. We clean the surface the right way, and we know the sealcoat will bond. That's the result of doing the job correctly from the start — not a sales pitch, but a 25-year track record.
No other company in this area will put that in writing. We will.
