Residential Power Washing Services | Cronin Sealcoating Massachusetts

Why Regular Power Washing
Is Worth Doing Right

Most homeowners think of power washing as curb appeal. It is — but it's also maintenance. Algae and mildew degrade siding. Organic growth breaks down wood decks and pavers. Staining on concrete accelerates surface deterioration. Done properly and on a regular schedule, power washing extends the life of the surfaces that protect and define your property.

🏡

Curb Appeal & Property Value

A clean home exterior, bright walkways, and a well-maintained driveway signal to neighbors — and buyers — that the property is cared for. It's one of the highest-ROI improvements you can make before a sale or appraisal.

🌿

Algae, Mildew & Biological Growth

New England humidity and shaded north-facing surfaces breed algae and mildew year-round. Left untreated, biological growth stains permanently, holds moisture against siding, and accelerates rot and paint failure.

🛡️

Surface Protection

When a driveway has visible oil residue or contamination buildup, power washing before sealcoating can make a real difference in how well the sealer bonds and performs. We assess each driveway and recommend it only when we believe it's genuinely warranted.

🌧️

New England Makes It Harder

Road salt, freeze-thaw cycles, wet springs, and heavy tree cover combine to create contamination conditions that accumulate faster here than in most of the country. Annual or biennial washing keeps it manageable.

🎨

Paint & Stain Prep

Professional painters require a clean surface before any exterior painting or staining project. Power washing before you paint ensures the coating bonds properly and lasts as long as the product is designed to.

🦺

Slip Hazard Reduction

Algae and organic growth on walkways, steps, and decks become dangerously slippery when wet. Regular power washing removes the growth and restores traction — a real safety improvement, not just aesthetics.

Residential Power Washing
Services We Offer

We match pressure, technique, and approach to the specific surface — high-pressure where concrete can handle it, soft-wash methods where vinyl and wood require a gentler touch. Every surface gets what it needs, not a one-size-fits-all blast.

🏠

House Exterior & Siding Washing

Your home's exterior takes the full impact of New England weather — and it shows. We use low-pressure soft-wash techniques on siding to safely remove algae, mildew, dirt, and biological staining without damaging paint, vinyl, or wood surfaces.

  • Safe for vinyl, wood, fiber cement, and painted surfaces
  • Algae, mildew, and mold removal from all elevations
  • Soffit, fascia, and trim cleaning included
  • Low-pressure soft-wash method protects paint and seals
  • Improves appearance ahead of painting or staining projects
🚗

Driveway & Asphalt Cleaning

Oil drips, road salt residue, tire marks, and embedded grime accumulate on driveways over time. When we assess a driveway for sealcoating and observe contamination that we believe will affect adhesion — oil residue, biological buildup, or heavy soiling — we'll recommend power washing first. We only suggest it when we genuinely think it's necessary.

  • Removes oil, fuel residue, road salt, and embedded grime
  • Recommended when surface contamination may affect sealcoat bonding
  • Removes organic growth from driveway edges and aprons
  • Concrete driveways: stain treatment and surface restoration
  • Scheduled as a standalone service or ahead of sealcoating when warranted
🪨

Walkways, Steps & Pavers

Concrete walkways, brick pavers, bluestone steps, and granite curbing all accumulate algae, staining, and organic growth. We restore them to clean, safe surfaces — and where appropriate, can discuss sealer options to protect them going forward.

  • Safe for concrete, brick, bluestone, and natural stone
  • Algae and organic growth removal — eliminates slip hazard
  • Efflorescence and staining treatment on concrete surfaces
  • Paver joints protected — no displacement from high pressure
  • Prep for paver sealing or resanding
🌲

Decks & Wood Surfaces

Wood decks require a careful, lower-pressure approach — too much pressure raises grain, damages wood fibers, and creates a rough surface that holds more moisture, not less. We clean decks to prepare them for staining or sealing, or simply to restore their appearance.

  • Low-pressure technique — no wood grain damage
  • Mildew, algae, and weathering stain removal
  • Deck cleaning prior to staining or sealing projects
  • Composite and Trex decks cleaned safely
  • Deck furniture and surrounding hardscape included on request
🏗️

Patios & Outdoor Living Areas

Bluestone, concrete, flagstone, and paver patios see heavy use and accumulate staining, biological growth, and embedded grime. We restore them to the condition they deserve — so your outdoor space actually looks like it belongs to the house.

  • All patio surface types — concrete, stone, pavers, flagstone
  • Patio furniture, planters, and perimeter surfaces cleaned
  • Retaining walls and garden border edges
  • Prep for patio sealing or restoration projects
🏠

Foundations, Retaining Walls & Fences

Concrete and masonry foundations, retaining walls, and vinyl or wood fencing accumulate the same algae and biological growth as everything else on the property. We clean them as part of a full-property wash or as targeted add-ons.

  • Foundation cleaning — removes algae and staining from concrete block and poured foundations
  • Retaining wall restoration — stone, concrete, and block
  • Vinyl fence washing — full fence or targeted sections
  • Pool decks and surrounding hardscape

What Your Property
Is Telling You

These are the surface conditions we see most often at residential properties across Massachusetts. If you're noticing any of them, it's past time for a professional cleaning — and in some cases, past time for a conversation about what follows the wash.

Siding

Green or Black Streaking on Siding

Dark vertical streaks on vinyl or painted siding are algae and mildew — thriving in the moisture that gets trapped between sun cycles. It won't go away with rain. It needs proper soft-wash treatment to remove and prevent rapid regrowth.

Driveway

Dark Patches & Oil Staining

Oil drips and fuel residue don't just look bad — they chemically soften asphalt and can prevent sealcoat from adhering properly. If your driveway has dark, greasy patches, that's something we'll flag during a sealcoating estimate and discuss honestly with you.

Walkways

Slippery Walkways or Steps

If concrete or stone steps are slippery when wet, biological growth — algae and biofilm — is the cause. This is a safety issue that power washing resolves quickly and effectively. Preventive sealing can slow regrowth significantly.

Deck

Gray, Weathered Deck Boards

Graying is surface oxidation and UV damage combined with biological staining. A professional low-pressure cleaning can restore a significant amount of the original wood color — and is the required first step before any deck stain or sealer goes down.

Siding

Chalky or Faded Paint

Chalking paint on wood siding is a sign that the surface is overdue for cleaning and repainting. Power washing before the paint project removes the chalk layer and biological contamination that would cause the new paint to fail prematurely.

Patio

Stained or Darkened Pavers

Pavers absorb organic staining from leaves, standing water, and biological growth over time. High-pressure surface cleaning removes the embedded contamination and, combined with paver sealing, keeps them looking clean much longer.

Pressure Matched
to the Surface

Not every surface responds the same way to water pressure — and applying the wrong technique causes real damage. High-pressure washing on vinyl siding can force water behind the panels, leading to moisture intrusion and mold inside the wall cavity. On wood decks, excessive pressure raises grain, damages fibers, and accelerates the very weathering you're trying to reverse.

We use the appropriate technique for each surface type. Hard surfaces like concrete driveways and paver patios respond well to high-pressure cleaning. Siding, wood decks, and painted surfaces require a soft-wash approach — lower pressure, longer dwell time with appropriate cleaning solutions, and rinsing that cleans thoroughly without forcing water where it doesn't belong.

Every job starts with a property walk to evaluate what surfaces we're working with and how they should be approached. We don't treat a vinyl-sided colonial the same way we treat a pressure-treated deck or a concrete driveway — because they're not the same.

Our Approach, in Plain Terms

Here's what you can expect from every residential power washing job we do:

  • We walk the property first and identify every surface and condition before any equipment gets turned on
  • Pressure is set for the surface — never a single high-pressure setting applied to everything
  • Soft-wash technique on all siding, painted, and wood surfaces — no moisture intrusion, no damage
  • Landscaping and plantings protected during the wash process
  • Windows, doors, and exterior fixtures treated carefully
  • Property left clean — no detergent residue, no debris displacement
  • Honest assessment of what we see — if a surface needs something beyond a wash, we'll tell you

Our Residential Power Washing
Process

A professional power washing job should feel effortless from your end. Here's exactly what happens from the first call to the finished result.

1

Free On-Site Estimate

We visit your property, walk every surface you want cleaned, and note any conditions that need attention — algae concentrations, staining, soft wood areas on decks, pavers with compromised joints. You receive a clear, written estimate before anything is scheduled.

No obligation
2

Scheduling & Preparation

We schedule around your availability and the weather. Power washing requires dry conditions after the job — we don't wash the day before a rain event. We'll let you know if you need to move vehicles, patio furniture, or planters, and handle the rest ourselves.

Flexible scheduling
3

Property Walk & Surface Assessment

On the day of the job, we walk the property again before starting. We confirm the scope, flag any areas that need special attention or a different technique, and make sure nothing has changed since the estimate visit. Then we set up.

Careful setup
4

Washing — Surface by Surface

We work through each surface systematically, adjusting pressure and technique as we go. Siding gets soft-wash treatment. Concrete and pavers get high-pressure surface cleaning. Wood surfaces get low-pressure washing with appropriate dwell time for biological growth removal. We don't rush — thorough cleaning requires working the surface, not just passing over it.

Technique matched to surface
5

Final Rinse & Property Walkthrough

All surfaces are rinsed clean. We do a full walkthrough with you to review the results and point out anything we noticed during the job — whether that's a section of siding that needs paint attention, a deck board that's starting to soften, or a paver area that's a good candidate for sealing.

Full transparency
6

Cleanup & Completion

Equipment is packed up, the property is left clean, and any furniture or items moved during the job are returned to their positions. If your driveway wash is part of a sealcoating prep, we coordinate the timeline so sealing follows at the right interval after the surface has dried completely.

Clean property, every time

Power Washing &
Driveway Sealcoating

If your driveway is on the schedule for sealcoating this season, power washing may be part of the conversation — but only if we actually see a reason for it. When we assess a driveway and find oil residue, heavy natural buildup, or anything else we believe will interfere with sealcoat adhesion, we'll recommend washing first and explain why. If the surface looks clean and ready, we say so and move forward.

Sealcoat applied over a contaminated surface won't bond properly — leading to peeling and a sealer that fails well before it should. But we're not going to recommend a service that isn't needed. Our approach is to look at each driveway on its own and give you an honest read.

Power washing is also available as a standalone service for siding, walkways, decks, and patios — independent of any sealcoating work. If you're looking to refresh your home's exterior, we'll walk the property and let you know what we see.

Frequently Asked
Questions

Yes — when done correctly. Vinyl siding requires a soft-wash technique: lower pressure with appropriate cleaning solutions that dwell and dissolve algae and mildew before rinsing. High-pressure washing on vinyl siding is the problem — it can force water behind panels and into wall cavities, causing moisture damage and mold growth inside the wall. We do not high-pressure wash siding. Our approach is safe for vinyl, wood, fiber cement, and painted surfaces.
For a full exterior house wash on a typical New England colonial or cape — including all elevations of siding, the foundation, and basic trim — plan on 2–4 hours. Adding a driveway, walkways, a deck, and a patio can extend the day to 5–7 hours for a full-property service. The scope drives the timeline, and we'll give you a realistic window when we do the estimate so you can plan accordingly.
You don't need to be present for the entire job. We do ask that someone be available at the start for a quick walkthrough to confirm scope, and at the end to review the finished results and flag anything you'd like us to take another pass at. If that's not possible, we'll communicate clearly about what to expect, and you can reach us directly if you have any questions after seeing the completed work.
The driveway surface needs to be completely dry before sealcoating — typically 24–48 hours after power washing under normal Massachusetts weather conditions. If power washing is recommended as part of your sealcoating project, we'll coordinate the timing so the surface is fully dry and ready when we return for the sealer application.
For most Massachusetts homes, every 1–2 years is the right interval. North-facing elevations, homes with heavy tree cover, and properties near wetlands or water may benefit from annual washing because algae and mildew establish faster in those conditions. Driveways typically follow the sealcoating schedule — washed each time before the sealer goes down, which is usually every 2–3 years. We'll let you know at the estimate what we think makes sense for your specific property.
Power washing with surface treatment will significantly reduce oil staining and remove the oily residue layer that prevents sealcoat from bonding — which is the most important outcome for sealcoating prep. Very deep, set-in oil stains on concrete may require additional treatment, and results vary depending on how long the stain has been there and how deep it has penetrated. We'll assess the condition at the estimate and give you an honest expectation of what the cleaning will achieve.
